What we do during maintenance
The most common sign is a musty smell when you switch the unit on at the start of the season. It means damp deposits have built up inside the indoor unit. We remove and wash the filters, clean the coil and the fan, then apply a sanitising product made for air conditioners.
Then we move on to the rest of the system: the condensate drain, which makes the indoor unit drip when blocked; the outdoor unit, which collects leaves and pollen on balconies and roofs; the electrical connections. Finally we measure operating temperatures, because a drop in performance is often the first sign of a refrigerant leak.
Spring is the best time, before the heat arrives and waiting times get longer. For shops, offices and medical practices, where the system runs many hours a day, we recommend more frequent checks. Questions about this service
Can I clean the air conditioner myself?
The filters, yes: they slide out and can be washed in lukewarm water every few weeks of use. The coil, fan and condensate drain should be cleaned and sanitised by a technician, and any refrigerant check can only be done by an F-Gas certified technician.
How long does a maintenance visit take?
For a single split unit, usually under an hour. For a multi-split or ducted system it depends on the number of units and how accessible they are.
Is maintenance mandatory?
For systems above a certain amount of refrigerant, the F-Gas regulation requires periodic leak checks. A small domestic split has no such obligation, but annual cleaning remains the simplest way to avoid breakdowns and high bills.
